Request for Proposal #05-2025: Development Partnership for Affordable Housing

The Town of Smoky Lake is inviting proposals for the development of an 18,060 sq. ft. parcel of land within the town. This property is available for sale through a publicly advertised Request for Proposal process. The selected proponent will be required to develop the land with a minimum of four (4) housing units.

 

As part of the Housing Accelerator Fund Grant, the Town will give the land (assessment value $49,800) to the successful proponent and waive utility connection fees ($7,500 per connection for water, sewer, and gas). In return, the proponent must agree to rent or sell the units in accordance with the Town’s Affordable Housing Policy D-05-2024.

 

Affordable Housing is defined as Dwelling Units, whether for rent or ownership, provided at a rate that is 30% of the monthly average income of residents of the Smoky Lake Region based on Statistics Canada.

  •        R3 Residential High Density District 
  •        Land area = 18,060 Square feet (Approximately 129’ x 140’)
  •        Water/Sewer lines run adjacent to the property
  •        Gas line runs onto the property
